Air Duct Cleaning

The HVAC System

The HVAC system includes any interior surface of the facility's air distribution system for conditioned spaces and or occupied zones. This includes the entire heating, air conditioning and ventilation system from the points where the air enters the system to the points where the air is discharged from the system. The return air grilles, return air ducts to the air handling unit (AHU), the interior surfaces of the AHV, mixing box, coil compartment, condensation drain pans, humidifiers and dehumidifiers, supply air ducts, fans, fan housing, fan blades, air wash systems, spray eliminators, turning vanes, filters, filter housings, reheat coils, and supply diffusers are all considered part of the HVAC system. The HVAC system may also include other components such as dedicated exhaust and ventilation components and make-up air systems.

HVAC system Evaluation: Prior to the commencement of cleaning, Steamatic shall perform a visual inspection of the HVAC system to determine appropriate methods, tools and equipment required to satisfactorily complete this project. Damaged system components found during the inspection shall be documented and brought to the attention of the owner.

Galveston County Steamatic's Environmental Program for standard HVAC system cleaning is as follows:

Air Handling Units, Terminal Units, Duct Boxes, Blowers and Exhaust Fans:

  • Clean all interior/exterior housing surfaces of visible surface contamination.
  • Clean coils, drain pan and frame with presser washing and biodegradable cleaning agents.
  • Coil drain pans shall be subject to non-porous surface cleaning and drain pan will be operational.
  • Clean all fans and related components.
  • Remove or render harmless visible biological contaminates with water soluble, EPA registered biocide.

Ductwork:

  • Source removal process will be used to clean accessible fibrous glass insulated ductwork. All methods used will incorporate the use of HEPA vacuum collection devices that are operated continuously during cleaning. This will provide containment of debris and protect the indoor environment.

Supply Registers and Return Air Grills:

  • All supply register and return air grills will be removed, hand cleaned, sanitized and replaced.
  • All areas around the supply register or the return air grill will be vacuumed.

Safety:

  • Steamatic and its employees are familiar with and will adhere to all appropriate precautions.

OSHA and NIOSH safety procedures:

  • No process or materials shall be employed in such a manner that they will introduce additional hazards into occupied spaces.
  • All debris removal from the HVAC system shall be disposed of in accordance with applicable federal, state and local requirements.
